Rental Policies & Guest Agreement

Last updated September 2026 · These terms are accepted at checkout and apply to every reservation made through this website.

The short version: treat the house like a friend's home, keep your group to the size you booked, and we'll take care of you like our reviews say we do. The fine print below exists for the rare situation where that doesn't happen.

Payment & Cancellation

Payment: 50% of the total is due at booking; the remaining balance is charged to the same payment method 7 days before arrival.
Free cancellation until 14 days before check-in — full refund of all amounts paid.
14 to 7 days before check-in: 50% refund of the total booking amount.
Inside 7 days of check-in (including no-shows and early departures): non-refundable.
Cancellations must be made in writing (email or the booking system). The date we receive the cancellation determines the refund tier.
If we must cancel your reservation for reasons within our control, you receive a full refund — that is the limit of our liability for cancellation.
Events beyond anyone's control (natural disaster, government order making the stay unlawful): we will offer a date change or credit first, refund where required by law.

Occupancy & House Rules

Maximum 8 overnight guests. Only registered guests may stay overnight. Daytime visitors beyond the registered group require our prior written OK.
No parties or events. The home is booked for lodging, not gatherings.
No smoking or vaping anywhere on the property, indoors or out. Remediation fee: $500 plus any lost booking nights.
No pets. Unauthorized pets incur a $300 cleaning fee.
The primary guest must be 21 or older and present for the duration of the stay. We may request government ID to verify identity before check-in.
Quiet hours 10 PM – 8 AM (City of Arlington ordinance). Amplified outdoor music is not permitted.
Check-in 3 PM · checkout 11 AM. Unapproved late checkout may be charged one night's rate.
No subletting or re-listing of the reservation.

Security Cameras (Disclosure)

Exterior security cameras operate at the front entrance and in the backyard. There are no cameras inside the home, and cameras are never located where guests have an expectation of privacy. Tampering with or disconnecting cameras is a breach of this agreement.

Damages & Charge Authorization

You are responsible for the property during your stay. By booking, you (the primary guest) authorize us to charge the payment method on file for the documented cost of:

damage to the home, furnishings, or amenities beyond normal wear and tear;
missing items;
cleaning beyond a normal turnover (including smoking remediation and unauthorized-pet cleaning);
fines or fees levied on us because of your group's conduct (noise citations, HOA fines).

We document the home's condition before and after every stay. We will notify you with photos and an itemized amount before any damage charge, and charge no more than the reasonable repair or replacement cost. Report accidents to us right away — honest accidents reported early are handled kindly.

Amenities & Assumption of Risk

The backyard amenities — putting green, stone fire pit, Traeger grill, cornhole, and related equipment — are provided for your enjoyment and used at your own risk. Adults must supervise minors at all times, particularly around the fire pit and grill. Fires must be fully extinguished before sleeping or leaving the property; never leave the grill or fire pit unattended. To the extent permitted by Texas law, guests assume the risks ordinarily associated with these amenities and agree that our liability for injuries arising from guest misuse is limited as described below.

Liability & Indemnification

To the maximum extent permitted by law, our total liability arising from any stay is limited to the amount you paid for the reservation. You agree to indemnify and hold us harmless from claims arising out of your group's or your visitors' use of the property, except to the extent caused by our gross negligence or willful misconduct. Nothing in this agreement limits rights that cannot be limited under Texas law.

Right of Entry & Violations

We may enter the property during a stay for urgent repairs or safety concerns, with notice where practicable. Material violation of these terms (exceeding occupancy, parties, smoking, tampering with cameras) is grounds for immediate termination of the stay without refund, and all guests must vacate on request.

Miscellaneous

Rates include applicable Texas state (6%) and City of Arlington (9%) hotel occupancy taxes, shown at checkout.
This agreement is governed by Texas law; any dispute will be resolved in the courts of Tarrant County, Texas.
If any provision is found unenforceable, the remainder stays in effect.
